Please don’t just make up a price based upon what you want. Buyers don’t care. They are looking at the facts and those facts are the recent comps in your neighborhood.
Money is money and buyers are not interested your mortgage balance, what you paid for the house years ago, or even what you’ve sunk into the house for upgrades and renovations.
What they do care about is making the best offer they can considering what others have been paying for similar homes in the area.
Have a Realtor put a Comparative Market Analysis (CMA) together for you and base your list price on real market data.

Make Necessary Repairs and Clean.
I have seen countless homes sit around on the market longer than they should, simply because the sellers didn’t want to spend the time or money to spruce up their house. To sell your house fast, make the needed repairs, updates to the kitchen/baths, and paint.
Clean up the exterior as well. Curb appeal is huge, and if a buyer thinks your house is a mess on the outside…they may not even set foot in the house.
Use a Professional Photographer
This is a critical make or break step. Pictures are the first thing that potential buyers see when they are scrolling through listings. If your listing pictures are dark, blurry, and look like you took them with your cell phone…you won’t get a second look.
To sell your house fast, hire a professional photographer, or at least someone that knows what they are doing with a digital camera. Use only photos that make your house stand out. Don’t skimp on this!
List Your House With a Realtor
I won’t quote you all the National Association of Realtors statistics that show how houses sell faster and for more money when listed with a Realtor. But I will tell you that agents have access to marketing and property promotion that no homeowner does. A good agent will broadcast your listing to many more people than you would ever be able to do on your own. More eyeballs on your house means more showings. More showings means a better chance for an offer or multiple offers.
There simply is no denying that if you want the maximum exposure for your house (and you should) listing it with a Realtor is the way to go.
