The community of Piney Orchard was developed over old Odenton, MD farmland back in the early 1990’s. Since then, the Piney Orchard community has grown and become one of the most sought after neighborhoods in the West County area. I personally have lived in Piney Orchard for several years, and have owned a home there since 2005. Here are four reasons to live in Piney Orchard…
1. Diverse Housing Choices
The Piney Orchard Community boasts approximately 4500 housing units. There are traditional apartments for rent (The Groves at Piney Orchard, Riverscape Apartments), condos, townhomes, and detached single family homes. Households of all shapes and sizes will be able to find a home that meets their needs.
2. Community Amenities
Piney Orchard is a large community comprised of several smaller neighborhoods. Each neighborhood is managed by it’s own HOA – with a Master Community Management company that oversees the entire subdivision.
Each association does a wonderful job of maintaining the common areas, snow & trash removal, and the overall upkeep of the appearance of the community. They also maintain Piney Orchard’s many community amenities including the clubhouse and recreation center, the 3 different outdoor swimming pools, and the 5 miles of hiking and biking trails that run through Piney Orchard.
The Gambrills Odenton Recreation Council (GORC), a local youth sports organization, uses the football, soccer, and baseball fields located in Piney Orchard for practices and games.
Piney Orchard has plenty of well maintained outdoor space that all members of the family can enjoy.
3. Location
One of the most important considerations that home buyers have when selecting their new house is the neighborhood location. Access to major roadways, ease of commute, and proximity to local amenities are of utmost importance.
Piney Orchard is nestled near Interstate 95, 97, Maryland Route 32, and the Baltimore Washington Parkway. By car, you can be in Washington DC in about 35 minutes, about 25 minutes to Baltimore and even less time to Annapolis. Rather not drive? The MARC train has a stop in Odenton. The New Carrollton Metro station is approximately 25 minutes away…
Shopping is convenient as well. The nearby Waugh Chapel Center has everything from grocery stores (Wegmans and Safeway), Target, restaurants, movie theatres and many more shops.
4. Highly Rated Public Elementary Schools
Depending on the location of the home, either Piney Orchard Elementary or Four Seasons Elementary will be the public school assigned. Both are highly rated and sought after by parents in the area.
